It Will Get Worse If CCRs Continue to be Unenforced Look at the neighborhoods that have no HOA. A spiral into rental property hell.

For years, Pebble Creek has had a couple of members on the HOA (note: not all HOA members, but at least 50% of each group so they can control outcomes) that serves their own special interests, hide their true motives, and make every excuse under the sun for not taking care of the average, CCR abiding homeowner.

I pledge to set up a way to communicate with each other and we will make sure the HOA does what the CCRs say.

There has always been a small, vocal minority who always intended to disregard the CCRs. They got away with that behavior until now.

I am the one that HIRED A LAWYER that sent a warning to a couple of homeowners to remove their Boats, RV's and Large Utility Trailers. One did their due diligence, saw this was real, and promptly removed their boat and utility trailer.

The other homeowner probably did not seek legal counsel. Instead, they sent a personal letter to my lawyer telling us to stop harassing them. We weren't harassing them, but we are suing them. Since the 72 hr warning period had long expired, the lawsuit was filed and served a few days later.

Lawyers agree this is a sure win for me. When they lose, they will have to pay their lawyer and mine, plus court fees. There is NOTHING in this for me except the property appreciation that comes with a strong HOA. But I know how much I had to pay my lawyer UP FRONT. Now double that and add court fees. Don't do this to yourselves. That money would pay for a lot of offsite storage.

I know that many of you who have boats, large utility trailers, and RVs stored on your property are only doing it because "everyone else does it". That needs to end now. You now know what's going on.

Please don't think you can procrastinate until you get a 72-hour warning letter. Fix the violations now. There is the strong possibility that there will be no more warning letters.
