How would you grade this sellers motivation level from 1-10?

Notice how I allowed him to talk and dump all of his life on me. Every problem, worry and pain point. I also got all of my questions answered to figure out which acquisition and exit strategies that I hope to use. If the house is good enough, I may fix up and move into it myself 😃.

ARV is about 55k but it needs some repairs as he stated. I'd love to pay $360 per month on a dead mans mortgage! 💀
